Much of the value of the initial purchase was accounted for by the plot size 6.5 acres in that location (without the house) is enough to buy several large luxury homes. It is hard to see where 25m could have gone on what is basically non- structural and cosmetic upgrades... 25 million is serious money. These improvements could not justify tripling the price.
